In major cities around the
world, the resource of space in itself is becoming a
dwindling resource.
The concept of rebuilding on existing land/space or
recycling existing structures can have a dramatic impact on
the environment. At present,
there strategies being used to make the most efficient use
of the one precious resource high-density urban areas have
to offer, existing land and that is Urban Infill and Land
Recycling.
The advantages to both Urban
Infill and Land Recycling
are important concepts because they are the first and most
important step in designing and developing a green property
that not only is attractive and a great investment, but more
importantly uses/re-uses the natural resource of land that
is such a precious commodity within large, crowded cities.
Green
Development
Whereas building green is
the optimal goal, it actually starts with developing
Green. The idea of Green Development is to
look at a project holistically from start-to-finish and
designing it to be energy efficient and less polluting by
considering its surroundings, using natural and recycled
materials and most importantly, designing it to fit within
its environment rather than the other way around as most
Developers do today.
The basic principles of Green building are to create a
structure [home or building], on a parcel of land that use
techniques, materials and designs that minimize its impact
on the surrounding environment or Ecosystem. This can be
done by:
a) Using certain materials that pollute the land, water
and air around it less.
b) Using construction processes that have less impact on
the surrounding environment like water, soil, vegetation and
air.
c) Using energy efficient appliances and features that
conserve more energy like oil, gas and electricity.
d) Building structures to last and withstand the elements
for a longer periods of time.
The key principle of Green Development is
simple...proactively plan a structure that will not only
minimize its impact on the surrounding environment, but
enhance it visually, naturally and financially!
Urban
Green
The concept of Urban Green is to
marry to these strategies together to create a totally new
way of Designing and Developing homes for the future. In
this case, the design recycles the land from previous
development and then creates a new domicile that fits
naturally into its environment rather than being forced into
it. Once the property has been recycled, the new home is
designed to take advantage of all that nature has to offer
from wind, sun and earth to make it energy efficient, less
polluting and durable. More importantly, the concept of
Urban Green is to create homes that are attractive, spacious
and comfortable with state-of-the-art design, appliances,
windows, flooring, countertops and cabinetry to make these
homes not only Green but a good investment for the future,
both environmentally and
financially!
It's Easier to be
Green
than you think!
With all due respect to Kermit, being Green is easier today
than you think. The most important fact about building and
buying a Green Developed property is to forget the notion
that a Green structure is unattractive, uncomfortable, too
expensive or has little or no appreciable
return-on-investment (ROI). Whereas this may have true
10-20 years ago, today it couldn't be further from the
truth. In fact some of the hottest and most desirable new
homes for sale in the Southwestern US and California today
are Urban Infill projects designed and constructed with
materials that are stylish, modern and recycled! More
importantly, they are designed and built to take advantage
of the natural resources surrounding them such as
vegetation, wind, views as well as proximity to lifestyles
such as parks, recreation, dining, shopping and
entertainment. More importantly, some of the top Architects
and Developers in the US are getting onboard with developing
state-of-the-art urban and environmentally friendly
properties which also enhances their value in the future as
new benchmarks are set for tomorrows urban dwellers.
For years, successful urbanites pursued the dream of a house
in the country but quickly discovered the realities of high
property taxes, property maintenance and long drives to/from
work and social activities, made it much less desirable.
Now, in places like southern California, Phoenix/Scottsdale
and Las Vegas the suburbanites
are migrating back into the downtown areas, and are
discovering that that giving up a few extra square feet
[that was rarely used anyway], their investment dollars can
be applied to luxurious features, spectacular views and
instant access to their lifestyles, for the same cost or
less! More importantly, they're discovering that just
